NOTICE OF PUBLIC HEARING

Notice is hereby given that the ALTON PLANNING BOARD will hold a PUBLIC HEARING on TUESDAY, December 17, 2019, starting at 6:00 P.M. in the ALTON TOWN HALL, ALTON, NH, to consider proposed amendments to the Alton Zoning Ordinance for 2020 ballot vote, as summarized below:

1. To amend Article 200 Definitions, to amend the definition of Multi-Family Structure and add a definition of Townhouse; to amend Article 400 Zoning District Regulations, Section 401 Permitted Uses - Table of Uses, A. Residential Uses, to allow the number of units in a structure for a Multi-family Dwelling to 6, and add new use #5, Townhouse; to amend Article 400 Zoning District Regulations, Section 400 Residential Commercial Zone, Subsection 443 Restrictions Governing Use, to add Townhouse; to amend Article 400 Zoning District Regulations, Section 460 Rural Residential Zone, Subsection 463 Restrictions Governing Use, to clarify that only one single family dwelling is allowed per lot, to add Townhouse as a permitted use, and to clarify the required lot area calculations for Duplex, Townhouse, and Multi-family structures.
2. To amend Article 400 Zoning District Regulations, Sections 401 Permitted Uses-Table of Uses, D. 1. Amusement Use: Indoor, and & D. 2. Amusement Use: Outdoor, to permit both of these uses in the Residential Rural and Rural Zones by Special Exception; and minor housekeeping changes to the definitions.
3. To amend Article 400 Zoning District Regulations, Section 401 Permitted Uses-Table of Uses, D. 18. Firewood Processing, to remove this use as a permitted use in the Residential Commercial Zone.
4. To amend Article 400 Zoning District Regulations, Section 401 Permitted Uses-Table of Uses, D. 27. Lumber Yard, to permit this use in the Residential Commercial and Residential Rural Zones by Special Exception.
5. To amend Article 400 Zoning District Regulations, Section 401 Permitted Uses-Table of Uses, D. 33. Parking Facility, to require a Special Exception in the Residential Commercial Zone.
6. To amend Article 400 Zoning District Regulations, Section 401 Permitted Uses-Table of Uses, D. 39. Outdoor Recreation, to remove this use as a permitted use in the Residential Zone.
7. To amend Article 400 Zoning District Regulations, Section 401 Permitted Uses-Table of Uses, D. 45. Small Engine Repair, to permit this use by Special Exception in the Residential Commercial Zone and to require a Special Exception in the Rural Residential Zone.
8. To amend Article 400 Zoning District Regulations, Section 401 Permitted Uses-Table of Uses, D. 51. Water Extraction Facility, to remove this use as a permitted use in the Residential and Lakeshore Residential Zones.
9. To amend Article 400 Zoning District Regulations, Section 401 Permitted Uses-Table of Uses, E. 4. Forestry, to remove this use as a permitted use in the Residential and Residential Commercial Zones.
10. To amend Article 400 Zoning District Regulations, Section 401 Permitted Uses-Table of Uses, F. 8. Utility Scale Solar Energy Systems/Solar Farms, to remove this use as a permitted use in the Residential and Residential Commercial Zones, and to permit it to be used on the same site with other permitted uses; and changes to the definition to add that this use may be sited with other permitted uses.
11. To amend Article 200 Definitions, Boat Storage, to define that boats would be commercially stored during periods of non-use, such as seasonal storage, or for valet service.
12. To amend Article 200 Definitions, to add a definition of Product Storage Area; to amend Article 300 General Provisions, to add a new Section 322 Product Storage Area; and to amend Article 400 Zoning District Regulations, Section 401 Permitted Uses - Table of Uses, D. Retail Business and Service, to add new use #53, Product Storage Area.

Copies of the full text of the 2020 Amendments to the Alton Zoning Ordinance proposed by the Planning Board are available free of charge from the Planning Department during regular business hours, are posted at the Post Office and Town Hall for viewing purposes only, and can be found on the Town of Alton website www.alton.nh.gov.

If inclement weather necessitates cancelling the public hearing, then the public hearing will be continued to a "snow date" of Thursday, December 19, 2019, starting at 6:00 P.M. in the ALTON TOWN HALL, ALTON, NH. A notice shall be posted on the front door of Town Hall announcing the meeting cancellation on December 17th and the continued meeting date of December 19th. 12/5/2019 ALTON PLANNING BOARD
