Planning Board/ZBA Department Head Review Agenda Items:
1) Z23-29, Joseph & Janet Boccelli, Owners, Map 63 Lot 38, 16 Legacy Landing - Special Exceptions are requested from Article 300 Section 320.D Expansion of a Nonconforming Use, Article 300 Section 320.J Replacement of Nonconforming Structures, and Article 300 Section 328.D Height Restrictions to permit the replacement and expansion of a house that is also a nonconforming use due to multiple dwelling units on a lot (3 homes).
2) Z23-31, Joseph & Janet Boccelli, Owners, Map 63 Lot 38,16 Legacy Landing - A variance are requested from Article 300 Section 327.A.1 Setback Requirements (Shorefront) to permit replacement and expansion of a house within the 30’ shorefront setback.

Standard Wetlands Dredge and Fill Applications:
1) NHDES Standards Wetlands – Shea and Paul Ripplinger,700 Rattlesnake Island, M79L3 – Install two 6’ x 40’ seasonal docks and two 6’ x 15’ connecting walkways. Docks will be attached to shore with two 4’x7’ concrete pads. This project proposes refurbishing the existing breakwater, installing two seasonal boatlifts and two PWC lifts.

Wetland Permit by Notification (PBN):
1) NHDES Wetlands PBN – John & Anna Newton Porter Foundation, 43 Kabeyun Rd. M18L4 – Repair and replace portions of docks within the existing footprints as shown on drawings.
- No Conservation Commission Signature needed.
2) NHDES Wetlands PBN – Christopher Brown, 134 Smith Point Rd. M64L14 – Repair existing docking structure (274 sq.ft.) cantilevered and wood/rock crib supported and rock breakwater (68if/861sq.ft.) “in-kind” with no change in size, location or configuration.
