Planning Board/ZBA Department Head Review Agenda Items:
1) P24-01, Bohler Engineering, Matthew Bombaci, Agent for Aubuchon Realty Company, Inc., Eamon Moran, President, Map 26 Lot 9 & Map 27 Lot 1, 7 &17 Main Street - Design Review, Residential/Commercial - Proposal: To demolish existing building and construct a hard pack gravel area for greenhouse, storage and additional parking on Map 27 Lot 1, 17 Main Street.
- Gene Young commented “Refer to sheet C601 (attached). It appears that runoff across the proposed gravel lot could easily bypass the sediment basin and flow unrestricted into the wetland. Given the proximity to the Merrymeeting River, runoff must be properly directed to the basin. Is the basin large enough to control the runoff from anticipaed 3” to 5” rain events?”

Shoreland Permit Applications:
1) NHDES Shoreland – Henry & Bridget Flickinger, 376 Rattlesnake Island M77 L1 – Amend original permit #2020-02929 to include an additional impact around existing house and proposed addition area. Requesting an additional 710 sq. ft. of temporary impacts, including erosion control to allow construction area around house to building addition and restore an area of woodland buffer. An addition 1,312 sq. ft. of impervious are is proposed.
2) NHDES Shoreland – Charles Leach, 90 Rattlesnake Island M75 L43 – Build a 14’ x 18’ office to the rear of the existing house. The impervious area proposed is 285 sq. ft. at the roof line. There will be an eight foot temporary access with an eight foot area around the propsed structure totaling 1,865 sq. ft. of temporary impacts including the erosion control. Total impact for the project will be 2,150 sq. ft..
